Rylie's Report

It's all happening around us

I went to visit our land tonight after work to see what works were happening around our site after Helen and Harry went there on the weekend and mentioned that our neighbours were in the first stage of starting there home. I got there when it was dark but the street lights were enough to see the works started next door. I also noticed that our fence on the course side had it's top rail fixed in place. there is another house being constructed around 3-4 blocks down the side street behind us and more homes in the neighbouring streets. Starting to get anxious for ours to start. Plenty of trees have also been put in place on the nature strip in front of our block as well as all around our streets. We haven't heard anything from Metricon this week, so we will take it as no news is good news.

Boys touring future stomping grounds

The boys are doing there inspections and you can see our first neighbours,the small gap will be our gate to the Footpath that rylie is standing on, this path goes all around Eynesbury, the boys watching the golf.

Rylie's Report

Hi its me again if you don't know me im Rylie.Today my dad signed the final contract.My mistake we should start the house in june if all goes well.Thats all for today seeya next week. /2nd edition

Contracts signed

Hi, today we signed our building contract with Metricon to build our house the Santorini 29 with the breeze facade. The process from selection to signing has taken some time so I will give a brief track of the history.
# visited Eynesbury back in July 09 and saw the block we wanted for the first time, not being impulsive at all we left a $500.00 holding fee.
# we went to our mortgage broker to see if we could do it, and he kind of said Yes. He did say other things but there was a yes amongst it.
# we were going to use a deposit bond for obviously our deposit, this was September 09.
# our deposit bond process fell through and discussions were taking place between us them and our conveyancer.
# we come to an arrangement about our deposit! this was October
# during the talks of the land we looked at many display homes at Eynesbury and other display villages that were using the listed builders. We got down to 2 builders - Metricon and Greybox. We obviuosly selected Metricon around November and we were looking at differant designs that would suit a rear loaded block (our driveway is at the back of the house), that proved to be challenging in itself! we went to a display home at Williams Landing and got talking to the sales lady in the metricon display home there (if I remember her name I will post it), She mentioned that she just completed plans for a Santorini 29 for a rear Loaded block, She printed us a copy and we went and had a look at the display home at point cook and decided this was the design. this was Late November.
# we then went and saw Max at the Eynesbury office on the 15/12/09 and filed our Request for Prelimanary Contract. We put our $1000.00 down as the start of our Dream House.
# our land had still not settled by this stage as the roads and services were still being complete, we were told that it may have been ready to settle before xmas when we first enquired, however we told others that date and they all said with smiles maybe January or Feb.
# our land settled on the 5/02/10, we then paid our Deposit, I mean we then paid the full amount plus stamp duty etc.
# we had our prelimanary contract signing on the 31/03/10 with Sylvia at Metricon, due to the design rules with Eynesbury there were some things that needed fixing and Sylvia got right onto them while we were there.
# off to studio m we went on the 29/04/10, we told Nat our consultant that we should get through in 45minutes hahahahaha, 4.5hrs later we finished with our colours, kitchen and outside design.
# today we signed our contracts 12/05/10, then we completed our electricals. we have a fibre optic package that is part of Eynesbury requirements that gave us Data points, pay t.v points and a central hub for all our data, sound all techy to me, will have to look into it. Added lights and Junction boxes for future lights outside and all our electrics come to $1700.00. Not bad looking at other bloggs and the prices people pay.
So there you have it, an update of our story so far. Time now to insert some photo's of what we are having and what will come.

Rylie's Report

Hi im Rylie [The kid] and this is my report.We should be starting the house in July. I also have a

Our land at Eynesbury

Our first Photo taken of our block of land, Gums on the Left with the Golf Course a little further to the Left. The size of our block is 981sqm compared to the 479sqm that we live on now. A lot more room for the kids to run and play. Land settled in early Feb 2010.

First day of blogging our Dream Home

Hi My name is Pat and this is our journey of building our dream home in Eynesbury Victoria. This is our first time on blogging so we might get it wrong some times, hopefully not to often and I am sure that we will have some funny things to say,and hopefully there won't be too many tears. You will also hear or read posts from my wife Melanie and we will let our kids post their thoughts, their names are Rylie and Bayley.
